We're in the market for a house but none have built-in theaters. How much trouble would it be to add this to a house that's already built?

Are you talking about an extra room that looks like and is a bona-fide theater? Think extra room addition and building permits.

If you are just talking about making a wall into a video/audio bank, that shouldn't be too much of a hassle.
